Tenant Fees & Information

APPLICANTS:

An application fee is required and is non-refundable once processed. This can be paid by cheque or BACS Transfer – we cannot accept payment by cash. £15.00 (£12.50 plus VAT) administration fee for cheque payments.

APPLICATION FEES:

  • Individual applicants (over 18 years) £180.00 (£150.00 + VAT £30.00)
    Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiations (amending and agreeing terms), arranging the tenancy, setting up a Bank Standing Order for future rent payments and agreement and transfer of utilities, excluding telephone.
  • Guarantor Fee - £90.00 (£75.00 + VAT £15.00)
    Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
  • Company applicants - £400.00 (£480.00 + VAT £80.00)
  • Pet Deposit – Returnable additional Security Deposit - £200.00
    To cover the added risk of property damage. This will be protected with your security deposit through the Deposit Protection Service, a Government authorised scheme, and may be returned at the end of the tenancy

ENDING YOUR TENANCY:

  • CHECK OUT FEE (tenant's share) - £60.00 (£50.00 + VAT £10.00)
    Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)
  • ENDING THE TENANCY EARLY – 120% of One month's rent
    Agreeable at the Landlord's discretion

OTHER FEES & CHARGES:

Unpaid Rent/Late & Returned Payments - £30.00 (£25.00 + VAT £5.00)
per item recurring on a weekly basis until the account is brought up to date

Overpayment of Rent due to non cancellation of Bank Standing Order - £30.00 (£25.00 + VAT £5.00)

Rent collected in-house by means other than Bank Standing Order - £18 (£15.00 + VAT £3.00)

Out of Hours Services - £24.00 per hour (£20.00 + VAT £4.00) + any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

" Once again Richard and his family provided a superb 5* service from start to finish. Richard sold our property for us 7 years ago and did a fantastic job so when it was time for us to move on again there was never any question about who we'd use.
