We recently sold a house for a couple in Woodford, Brian and Hilary, that had previously been on the market for 3 years.
3 long years.
It’s fair to say, they had given up. When they first received our letter, they called us with more scepticism than optimism.
They’d seen it all before. Or so they thought …
We visited the country cottage – beautifully decorated inside and with the most beautiful views.
They told us their story. Chain problems, followed by survey issues, followed by almost unbelievably, the unfortunate passing away of a buyer, three days prior to exchange. They had had it all.
Now that may put everything into prospective a little bit – but all they wanted now was to spend precious time with their grandchildren.
We managed to convince Brian and Hilary that our methods to sell a house were different. They were still slightly hesitant but agreed to give it one last go.
112 days later …
The house was sold for the original asking price, contracts exchanged and the couple had bought their perfect home in Oxford, five minutes from their grandchildren.
26th December – I took a call, it was Hilary.

What did we do differently?
Identified three main areas we had to improve in order to present the home at its very best …
Presentation advice - The previous agent had told our client that their home was presented well and that they didn’t need to make any changes. We felt differently.
We gave our client a list of small suggested tweaks to enhance the overall presentation of the house and make sure it looked its very best for photography and viewings.
Lifestyle photography – Whilst the previous photography had been a good professional standard, it just didn’t capture any of the real essence of this lovely house.
We engaged a specialist lifestyle photographer who was adept at creating a warm, homely atmosphere with his images. To assist, we were present during the photoshoot, with extra styling accessories so that the house looked super-desirable.
Bespoke brochure – When it was last on the market, this house had a standard set of particulars. These contained all the necessary information and photographs, but we felt they were a little uninspiring.
So we created a bespoke ‘magazine’ style brochure, complete with unique artwork we had especially designed. In doing so, we ensured that a buyer’s interest in reading the brochure would be the very best.
With these three vital elements, we also added a ‘twilight’ image, a bespoke front image and aerial photography, all of which designed to create the maximum impact, which is exactly what it did for this house. We used social media to advertise to the market we felt the buyer would come from and we were right.
